WHERE WE BUY AND HOW WE OPERATE

Real Estate Is Local. Our Reach Doesn’t Have to Be.

Every real estate market is different. Property values change. Buyer demand changes. Closing practices change. State laws change. Even the way an investor transaction is structured in one market may not be appropriate in another.

We would rather understand a market than pretend geography doesn’t matter.

Where we operate is shaped by the property, the market, local requirements, and whether there is a realistic path to complete the transaction.

ACTIVE MARKETS

Where We’re Currently Active.

These are markets where we are currently concentrating resources. Our level of activity may vary by property and transaction.

Pennsylvania

Direct Purchases

Off-market properties purchased directly by REWholesalers. We close, take title, and may subsequently offer the property for resale after closing.

Columbus, Ohio

Direct Purchases

Off-market properties purchased directly by REWholesalers. We close, take title, and may subsequently offer the property for resale after closing.

Denver, Colorado

Direct Purchase & Wholesale Opportunities

We evaluate properties for direct acquisition as well as potential wholesale transactions based on the property, seller’s needs, and transaction structure.

Active market doesn’t mean geographic limit.

Our level of activity can vary by location based on local buyer demand, property type, transaction structure, state and local requirements, closing practices, existing investor relationships, and whether we have a realistic path to complete the transaction.

HOW WE EVALUATE A MARKET

We look beyond population growth.

We evaluate markets based on a combination of factors. A city can be strong for one strategy and weak for another.

Market Activity

Transaction volume and resale liquidity

Buyer Demand

Active investors and exit demand

Acquisition Economics

Price points and rent / operating economics

Property Fit

Housing stock and property characteristics

Capital Environment

Financing and insurance

Local Environment

Property taxes, regulation, and closing practices

A city can be strong for one strategy and weak for another.

A market may show strong demand for entry-level rentals but limited demand for luxury flips. Another may support short-term rentals but have restrictive local regulations. Another may have attractive multifamily fundamentals but acquisition prices that make current financing difficult.
A market isn’t attractive simply because somebody put it on a “Top 10 Cities for Investors” list.
The better question is: Where does this particular property fit within this particular market?
LOCAL REQUIREMENTS MATTER

Different markets can require different approaches.

Depending on applicable law, regulation, transaction structure, and our operating model, REWholesalers may handle opportunities differently from one jurisdiction to another.

The business model shouldn’t be forced onto the transaction.

When a market requires a different approach, the process should change with it.

OUR INVESTOR NETWORK HELPS DEFINE OUR MARKETS

Better market information starts with better buy boxes.

Our Investor Network helps us understand where buyers are actively acquiring, what property types they want, acquisition ranges, renovation tolerance, investment strategies, funding capabilities, and closing capacity.

Because a list isn’t the same thing as capability.

We’d rather have useful information about 20 markets than meaningless pages about 2,000.

QUICK ANSWERS

Questions about where we operate.

No. Active markets identify where we are currently concentrating resources. We may consider opportunities elsewhere when the property, market, transaction structure, and available execution path make sense.

Local economics, property characteristics, buyer demand, financing, insurance, taxes, regulation, closing practices, and transaction requirements can differ substantially from one market to another.

Send it anyway. We can evaluate whether it fits our current acquisition capabilities or whether another relevant path may exist.

It can help us understand where qualified investors are actively buying and what acquisition criteria they are prepared to pursue. That information does not guarantee that a particular property or market will be a fit.

SUBMIT A PROPERTY

Have a Property Outside Our Active Markets?

Send us the property anyway. We’ll determine whether it fits our current acquisition capabilities or whether another path may make sense.
WHAT HAPPENS NEXT

1 We look at the property

Not just its ZIP code.

2 We consider the market

Including local economics and transaction requirements.

3 We determine whether there’s a realistic path

Directly or, when appropriate, through relevant investor relationships.
